Periodical Inspections
 

RRE Properties conducts regular inspections of all our managed properties. This is done for many reasons. The most important is to establish whether the property is being well maintained. The right tenant means the right level of care. The other primary reason for our inspection is to ascertain the condition of the property to ensure its integrity. Unfortunately things don’t last forever and need replacement or repair. In the event that attention is required, our team will prepare a report and inform you.

 
 
Maximising your Return - Constant rent review systems
 

Our team works tirelessly to keep our managements returning the peak possible rent in the current market. That is, assess the properties current rental return with the market and inform our Landlord’s if an increase is warranted or due.

 
 
Repairs and General Maintanance
 

RRE Properties understands that our Landlord’s are busy and don’t have the time to arrange repairs for their property. For this reason, our management team takes the time to inform our Landlord’s of the issue first and obtain quotes on their behalf. Being a long established company, we have many tradesmen that we use frequently who do not charge a call out fee like most. All their workmanship is second to none and their charges are very reasonable. Once we have obtained a quote for the repair and your approval, we will arrange with the tenant and tradesman to attend the premises. We also understand that you may like to use your own tradespeople. Our team will then arrange a suitable time with the tenant for your tradesman to attend.

 
 
Accounting Practices - We can pay everything for you ..
 

Our management team can arrange to pay all your invoices and accounts through your rent. That is, arrange to have your water rates, council rates and strata levies directed to our office for payment. Any account that is paid through the rent will show on your monthly statement along with the original invoice. The charge? We will gladly do this for free! Just something we like to do so you can enjoy the finer things.

 
 
Monthly Statements
 

At the conclusion of every month our management team will provide you with a statement. The statement is sent to your address, even overseas, and outlines your tenant’s details, pay from and to dates, rental amount, how many periods paid, management fees and any invoices paid out. Attached to the statement will be the original invoice for your records if applicable. Your rental payment can be directed to your nominated bank account and funds are made available the same day we do our Statement Run or by cheque, the choice is yours. At the end of the financial year, our office will provide you with an Income & Expenditure Report upon request at no charge. This will assist your accountant come tax time.

 
 
RRE Tenant Selection
 

Our team ensures that the best applicant be suggested to you to rent your property. All potential tenants are required to inspect the property and complete a Tenancy Application Form. This application form assists us in establishing if the tenant is suitable. Personal information is collected within the application and photocopies of any relevant documentation. For example, driver’s license, passport, pay slips, tenant ledgers, bank statements and any written references. RRE Properties uses sources such as Tenant Databases to ensure that the person applying hasn’t been black listed. Our property manager personally screens all applications and makes the relevant enquiries before one of our representatives greets you with a call. The decision is then left to you if you would like to proceed.

 
 
Rental Bond
 

A rental bond must be paid by the tenant. This is generally equivalent to 4 weeks rent. RRE Properties ensures that bonds are collected and lodged with the Rental Bond Board. These monies are held as security against the rented premises and are issued back to the tenant at the conclusion of the tenancy providing the property has been left in the condition it was given to them.

 
 
Preperation and Signing of Lease
 

RRE Properties prepares all Residential Tenancy Leases and Agreements at no cost to you. The lease is a legal agreement between the Landlord and the tenant to occupy a residential premise upon payment of an agreed rent. All our leases are prepared for a fixed term of 6 months or as agreed upon. A copy of the lease is also made for the tenant. Should you require a copy, our team will be more than delighted to provide you with one.

A condition report is compiled at the commencement of a tenancy prior to your tenant moving into the property. This report outlines the condition of the property at the commencement of the tenancy and is used when the tenant vacates to ensure that the property is left in the same condition.

The lease is explained in detail to the successful applicant and signed before our property manager.
